VEDIC COMMUNITY GUIDELINES

  • Villas will be sold only to people from Indian Spiritual backgrounds (Dharmic religions).
  • Villas should be resold to Indian Dharmic people with prior permission from the Association.
  • Buyers can stay at the campus or lease them to the operator “International School for Bhagavad Gita”
  • The rent will be fixed for 2 years. From the third year, the villa owner will receive a rent based on bookings that an Android mobile App can track.
  • The “Owners Association” may change the operator at any time with two years’ prior notice.
  • The developer guarantees the rent for the first two years, and there will be an agreement between the developers and the buyer. The developers, in turn, will have a contract with the operator.
  • After two years, the operator, “International School for Bhagavad Gita”, a unit of M/s Bhagawat Gita Foundation for Vedic Studies, a Non-Profit organisation that imparts Gita wisdom to foreigners, will directly handle the lease with the villa owners.
  • Pet lovers (Dogs, Cats, etc.) should avoid buying a unit in this community township as they will not be entertained.
  • Ved mantras will be played all over the campus 24/7 in a low voice, creating a positive environment. 
  • A community vegetarian restaurant offers Hygiene Breakfast, Lunch, and dinner. So, homemakers do not need to spend much time in their kitchen. Non-veg food is not served in the community restaurant.
  • The developer will construct a 24000 sft Club House with Gita Bhavan.
  • Separate park areas for children and older people.
  • A general physician will conduct his clinic twice a week.
  • 24×7 Ambulance service for any emergency purpose.
  • Full-time resident teachers will be available for Kuchipudi Dance,  Yoga, Meditation, Bhagavad Gita, etc.
  • Interactive Guest lectures every Sunday.
  • Lectures on the Ramayana and Mahabharata will be organised on the weekends. Villa owners may attend these lectures even after leasing their villa. 
  • In Phase II, the goshala and Yajnashala will be constructed.
  • Note: The villa cannot be resold without prior approval from the Association. The Association will evaluate the potential buyer’s background, assess their dharmic or Vedic life affiliation, and, upon satisfaction, provide a No Objection Certificate (NOC) to the villa owner.

Why Shankarpally Area?

Shankarpally stands out as the sole region in the two Telugu states that has experienced the most significant growth over the past decade. The area has expanded from Gandipet to Shankarpally, traversing through Kollur and Mokila. While the city develops at a radial growth rate of 1 kilometre per year, Shankarpally has achieved an impressive growth rate of 2.5 kilometres annually, likely the highest in the nation. Such a 25-kilometre expansion over ten years is unparalleled elsewhere.

The site is centrally located between Vikarabad to its South, Sangareddy to its north, Mominpet to its west, and Shankarpally, Mokila, Kollur, and Kokapet to its east. Adjacent to this project, IRA projects have pooled 100+ acres of land. JRC Projects also has acquired land around our project site.

What made us decide to have this Vedic Township in the Shankarpally area?

  • Shankarpally Road is the nearest of the twelve directions surrounding Hyderabad to key areas such as Gachibowli, Madhapur, Kondapur, Jubilee Hills, Osmannagar, Tellapur, and Kokapet, which collectively accommodate more than one million IT and ITES professionals.
  • The introduction of Mobility Valley, located 12 kilometres beyond Mehtabkhanguda in Yenkatala village, is projected to generate five lakh employment opportunities through an investment of 50,000 crores.
  • An IT Special Economic Zone on 640 acres in Kollur is in progress and will be commenced after the completion of Neopolis SEZ.
  • The initiation of a Multi Commodity Logistic Park at Shankarpally has commenced.
  • The development of Radial Road 7 (RR7), now designated as S32 Radial Road, will extend from Nagulapally to Dhobipet. The first phase, connecting Nagulapally (ORR) to Mandapur (RRR), features a 150-foot roadway traversing BDL, Shankarpally, Singapore, Dhobipet, Gajulaguda, Gadimalkapur, and Murdanpally, ultimately linking to RRR at Mandapur.  This 150 feet road almost touches our site, as per the current plan. The proposed route will not go through our land, as our land falls quite adjacent to Murdanpally village.
  • The Medha Rail Coach Factory, recognised as the foremost private rail coach manufacturing facility in India, has begun operations in Kondakal, which is close to Shankarpally.
  • Prominent construction firms, including Ira Infra, Phoenix, NCC, Incor, Lean Infra, Reddy Labs, GVK, Appolo, Mayfair, JRC Infra and several other leading infrastructure companies, have consolidated over 5,000 acres of land within an 8-kilometer radius of Mehtabkhanguda.
  • The launch of more than five upscale villa projects in the vicinity of Mehtabkhanguda, with prices ranging from 2 crores to 15 crores, have been initiated.
    Numerous international educational institutions have acquired land between Shankarpally and Mominpet.
  • The 100-foot four-lane road connecting Gandipet to Shankarpally has also been achieved. The road between Mehtabkhanguda and Sangareddi town has also been doubled.
  • The city centre has transitioned from Ameerpet to Kokapet (South West), positioning Mehtabkhanguda merely 30 kilometres from the Kokapet Neopolis SEZ.
  • Hyderabad is home to over ten lakh IT and ITES software professionals, of whom over 80 per cent reside in the Gachibowli area. Shankarpally is the nearest suburb.
  • Given its proximity of 3 kilometres, Mehtabkhanguda is anticipated to experience significant demand following the completion of the RRR project.
  • Construction on the northern segment of the RRR has already begun, while work on the southern segment is expected to commence soon, with an estimated completion timeline of six years. Once the RRR is completed, land prices in Mehtabkhanguda are projected to increase from 4 crores per acre to 30 crores per acre by 2028. The, the cost of each villa would be between 10-15 crores.
  • Strategic location: If you travel north from Mehtabkhanguda X roads, we go to Sangareddy town in 15 km. If we travel south from Mehtabkhanguda X roads, we reach Vikarabad in 25 km. If we travel west from Mehtabkhanguda X roads, we get Mominpet in 18km; if we travel East from this x roads, we get Shankarpally within 10km. So, we have strategically chosen land that falls 2.75km north of this Mehtabkhanguda x road for this Vedic township project.
